New Construction – Carmel Valley

I’ve always felt it’s somewhat hard to find new information on the new construction that’s going on in San Diego. So from time to time I like to give updates on what’s going on in certain neighborhoods. Today I’d like to focus on what’s New in Carmel Valley.

Carmel Valley is a very desirable part of San Diego. It’s close to the beach, great schools and endless amounts of activities.

I’d like to focus on a couple of homebuilders in the neighborhood namely Pardee Home Builders and Taylor Morrison Homes. For this blog we will start with Pardee Homes.

Pardee Homes:

Pardee Home is a well known homebuilder especially in San Diego. They are currently building four different communities in the Pacific Highland Ranch area of Carmel Valley. The neighborhoods are Canterra, Casabella, Verana and Watermark.

A few notes about the communities

• There will be a swim club opening in Spring 2016 with Tot lot and other amenities which will be included in your HOA
• All four communities will have a Mello Roos which will be part of your property tax bil. The builder states that the property tax is 1.02% + a mello-roos of about $3500/year.
• Depending on Demand a school may be built down the street from the community but I’m told currently that this is plenty of room at other local schools.
• A large park is also set to be built just down the road from the community which may range from 5-10 acres.
• They all have the option for a GenSuite which is great for the in-laws and extended families.

Canterra is the smallest of the lot. They range in size from around 2,000 sqft to 2500 sqft and contain 4 bedrooms and 3-4 bath. Some models contain a loft. All four floor plans offer a very modern open feel with many upgrades to choose from. Lot sizes are on the smaller size as you mostly be left with a large patio as your outdoor space. But if you are looking for a low maintenance property and are okay with using the community amenities you should be just fine. One other thing to note as these are small lots they do have Garages but no driveway. Prices range from the low $800’s+.

Casabella are slightly larger and a bit more traditional. They range in size from 2200 sqft to 2700 sqft with larger lots and room to park your car in the driveway (Canterra you can’t) They are currently half way through their phases as of this writing. There are 4 different models to choose from with a few optional add-ons like a Chefs Kitchen or playroom. Prices range from $850,000 on up.
• Four to five bedrooms
• Three baths to four and one-half baths
• Approximately 2,263 to 2,824 square feet – Two and three-bay garages

Verana is next in line and these may be my favorite if you need 5 bedrooms. Prices start in the high $900,000’s on up. The styles range from Spanish, Coastal, Traditional and Napa architectural designs grace these two-story homes offering great room living, covered patios, lofts and available with options like dens/offices and extended covered patios to maximize indoor and outdoor living.

• Approximately 2,645 to 3,518 sq. ft.

Watermark is the largest of the bunch and obviously comes with the biggest price tag which starts around 1.2 million. If size matters then the Watermark are the homes for you. Today’s families will enjoy GenSmart Suites, which offer private living, sleeping, and storage areas, plus separate entrance and optional kitchenette. They’re perfect for extended family or kids home from college and are available in Residences 2 and 3.
